| BATTERIES AND SMOKE DETECTORS |

| Change your batteries on smoke detectors and check the operation of smoke alarms. |

| An insurance report recently documented a fire due to air scent plug-ins. The plug-in was a scented oil operated device that caught fire while plugged into an electrical outlet. If you use these types of devices, watch them! Do not let them sit in the electrical outlets for long periods of time and remove them when the oil scent is all used up and/or empty. |
| REPAIR CALLS |

| If you have a repair call, please call the office and ask to speak with SAM FREEMAN. Sam is handling ALL repair calls. If you are calling on the weekend or during a time Sam is not in the office, please leave a detailed message with the front desk staff, and Sam will see to it that your repair concern is addressed promptly. |
| CHANGE YOUR FILTERS! |

| Please be aware that filters should be changed every 30 days. This will help the general care of the heating/A/C system and it will also keep the system operating efficiently which will ultimately trim your electric bills. If you have any questions, please call the office! |
| RENTAL PAYMENTS |

| Please be sure to make your rental payments according to the terms of your lease agreement. Rental payments should be made payable to Farley Property Management. Rental payments can be mailed to our address or brought to our office. Our office hours are Monday - Friday 8:30 a.m. to 5:30 p.m. and Saturday/Sunday from 9:00 a.m. to 5:00 p.m. If your rental payment will be late for any reason, please contact SAM FREEMAN. We have a firm policy of applying all late fees as applicable. |
| REPAIRS |

| All repairs must be reported to Farley Property Management. Tenants are not authorized to make repairs or upgrades without expressed approval from FPM. Additionally, if a repair is made by a contractor or service company hired by FPM and the item still does not work properly, please contact our office immediately. Many services are warrantied for a limited period of time. Keep in mind that Tenants are responsible for the first $50.00 of each repair call. |
| FIRE PREVENTION |

| Be sure to regularly check the batteries in fire alarms, make emergency escape plans, practice exit drills, communicate with household members on fire escape plans and arrangements. Remember, if there is a fire in your home, do not stop for anything, do not try to rescue possessions or pets, and most importantly, once you are out - stay out! Do not go back into the fire. | SUNRISE CONDOS: TRASH REMOVAL |

| Trash removal days will change at Sunrise Condominiums (Windstream Way/Fountain Rock Way) in Edgewood effective October 1, 2001. The new trash removal days are TUESDAY and FRIDAY. Please place your trash curbside on the evening prior to the removal day. If you have large items for removal, please call MRA at 410-515-7390 to arrange for bulk item removal. Tenants are responsible for the cost of bulk trash removal. |

| ATTENTION TENANTS OF SUNRISE CONDOMINIUMS |

| Tenants please do not forget to retrieve your Monthly Parking Permits from our office each month. Sunrise Condo's requires that all vehicles display a monthly parking permit. Parking permits are distributed from our office on the last week of each month. We can mail these permits to you, but you must first sign an authorization form to have them mailed. If you have any questions or would like to arrange to have your permits mailed to you, please contact Sam Freeman. |
| STRAY ANIMALS |

| If you are having a problem with stray animals in your community, please report this to the Harford County Animal Control. Animal Control can be reached at 410-638-3505. |
| LEASE RENEWALS & TERMINATIONS |

| Please consult your lease agreement for the terms and conditions of your lease renewal and termination provisions. Most leases with Farley Property Management require 60 days notice of non-renewal. If you plan on vacating at the end of your lease agreement, you are required (in most cases) to give Farley Property Management at least sixty days notice prior to vacating. This notice must be given via certified mail. If notice is not given, then most leases will continue on a month-to-month basis with either party being able to give sixty days notice to terminate. Failing to give proper notice can jeopardize your security deposit. If you are unsure of your lease requirements and/or you would like to renew or not renew your current lease agreement, please contact Sam Freeman to discuss your account. |

| DANGEROUS CARBON MONOXIDE LEVELS |

| Be sure to keep your home safe from high levels of carbon monoxide (CO) year round. Appliances such as non-electric room heaters, furnaces, ranges, water heaters, charcoal grills, fireplaces, as well as running automobiles, lawn movers, snowblowers can all produce high levels of CO. Use carbon monoxide detector year round to keep your home safe. |
