| We have a new contact service for all urgent matters received after our normal business hours. If you (or your tenants) ever need to reach Farley Property Management for an emergency repair or related property management issue, we can be reached through our main telephone line. You do not need to call a pager or alternate number. All calls received after normal business hours are automatically directed to a personalized answering service. If any calls are urgent or require immediate attention, the answering service will promptly direct the calls to me so that I may address them as quickly as possible. During normal business hours, our office will continue to be fully staffed seven days a week. We feel, however, that a "live" answering service during non-business hours is imperative to address any urgent repair matters or property management concerns. We hope you find this new addtion to our services helpful. |

| We are streamlining our leasing procedure. We are requiring that all new leases have a start date of the FIRST of the month. As such all rents will be due on the first and this should streamline the Owner Distribution cycle. |
| THINKING OF MAKING A REPAIR? |

| Often owners decide to do minor updates and maintenance to properties (e.g., stain decks, paint wood trims, clean gutters, trim hedges). If you plan to contract or perform any of these "outside" improvements, please let us know first! Anytime a contractor and/or owner will be working on the outside of a property, we like to notify the tenants in advance so the tenants aren't surprised or alarmed. Also, if you are contracting someone to do work - talk to us first. We have many contacts and are happy to share our recommendations with you! | One way to better your property investment is to make regular additional payments to your principal loan (mortgage) balance. Making a principal payment equal to your regular monthly payment can substantially reduce the number of years of your original loan. If Farley Property Management is making your monthly mortgage payments and you would like to pay additional funds towards your principal balance, please let us know. Depending upon your rental income and owner balance, arrangements can be made to pay additional funds monthly and/or yearly. |

| For any owners paying condo dues directly, please be aware that there is a new policy regarding parking at Sunrise Condominiums (Fountain Rock Way and Windstream Way). Each month Parking Permits will be mailed to owners. All cars parked on Fountain Rock Way and Windstream Way must display these parking permits. Any vehicle without the proper month's parking permits will be towed. Any property delinquent in dues will not receive parking permits until dues are brought current. As soon as you receive each month's parking permits, please mail them to our office immediately so that we may forward them to your tenant. Also, you may call MRA and request that they mail the parking permits directly to Farley Property Management. If you have any questions or concerns regarding this matter, please feel free to call me or contact MRA. |
| DANGEROUS CARBON MONOXIDE LEVELS |

| Be sure to keep your home safe from high levels of carbon monoxide (CO) year round. Appliances such as non-electric room heaters, furnaces, ranges, water heaters, charcoal grills, fireplaces, as well as running automobiles, lawn movers, snowblowers can all produce high levels of CO. Use carbon monoxide detector year round to keep your home safe. |
| FREE MONTH MANAGEMENT FEE |

| We want to thank all our clients that refer friends, co-workers and family to Farley Property Management. Customer service is very important to us and we value your trust! We'd like to show you our appreciation. Any current property management clients that refer new Owners for property management services, will receive one FREE MONTH of the management services (equivalent to one month's management fee as per Management Agreement.). (NOTE: A signed management agreement and lease must be initiated in order for the free month to be valid. Free month service is limited to the current client only and not for the new initiating client. Management fee based on current client's monthly fee and not to exceed $100.) For every customer you refer, we will give you one free month of your current management fee. | Owners will receive copies of all late rent/court notification letters. So, don't be alarmed and don't think we've mailed them to the wrong address! These letters are currently mailed to tenants informing them of court dates and eviction dates. These letters often help prompt tenants to settle their accounts before the court dates and eviction dates. Copies of these letters are mailed to Owners so that Owners will be aware of any potential problems or delays with regard to the monthly Owner Account Statements. |
